At King Properties we are passionate about providing an exceptional rental experience by providing the highest level of customer service and responsiveness to create a long term relationship with each of our tenants. It is our mission to provide you with a clean, safe, and affordable home.

Helpful Information:

​​Property Showings:

  • Please call us at 608-781-1168 to set up at showing

  • All properties that have existing residents will require a 24 hour notice.

​

Smoking Policy:

  • All of our units are Smoke Free

 

Pet Policy:

  • ​No Pets are allowed in any of our units

 

Application Fee:

  • All tenants over 18 years of age are required to fill out an application which includes a background and credit check through CoreLogic Safe Rent 

  • Download Rental

  • Application fee is $20 per person

​

Security Deposit

  • Deposit amount is one month rent unless other arrangements are made

  • Deposit is due upon lease signing and used to hold the unit for you

  • Please make checks out to King Properties

​

Notice to Vacate: 

  • A 60 day written notice from the first of the month is always required. Please make sure everything is dated and signed.

  • Once we know your plans we can then start preparing for your move out and scheduling showings.

  • All showings require 12 hours of notice unless other wise approved but please know that some showings can be very short notice and can pay off getting it re-rented sooner.

  • We ask that you please make sure your unit is in decent showing condition during this time.

  • Please know that if you are breaking your lease early, you are still responsible for rent until it gets re-rented.

 

Subleasing:

  • We do not allow sub-leasing on any of our properties.

 

 

                                                                                                                                                                                                                                                                                

Rent Payments:

  • All rent payments are due on the first of each month

  • After the 3rd of the month a late fee of $50 is applied

Utilities:

  • All units are resposnible for their own Gas/Electric Bill (Xcel Energy) Please feel free to call Xcel Energy - 800-895-4999 for any questions or to find out the average of the unit you wish to rent

  • All units are resposible for their own sewer bill which is charged out quarterly by King Properties.  ($200 per year)

  • Trash and recycling removal is included with all properties.

  • You are responsible for all utilities up till the end of your term.

 

Renters Insurance:

  • ​Insurance is strongly recommended as our property insurance does not cover your personal belongings.

 

Lease Terms:

  • All leases are 12 months

  • No leases may terminate from Novmeber-March

  • King Properties always requires a 60 day notice to vacate from the first of the month

 

Adding tenants to the lease:

  • All adults living in one of our units MUST be on a lease. If an individual wishes to be added, he or she must complete an application and be approved before move in. Visitors are always welcome but for any stays longer then two weeks they must be approved by management. Failure to follow through with this procedure could result in an eviction notice.
